A Realtor with a contracting background can be tremendous benefit. We can offer some insight and considerations that others cannot. Private inspections will still need to happen with licensed home inspectors (as they are recognized professionals that can do more in- depth inspections), but we have the ability to narrow down searches a lot faster based on what we see in a preliminary visit. We can also highlight opportunities in a property that may make it the right fit for you. All of this this saves you time, money, and may give you a little more peace of mind in your decision.
We can say it is about dotting the "i" and crossing the "t", but it is more than that. Paperwork should have that in every transaction. Attention to detail is much deeper. It is remembering that you want ta 20 minute commute (including traffic), not just 20 minutes in the middle of the day. It is looking at the drive to the house, up a steep hill on the north side that won't receive much sun in the winter, making it difficult for a new driver in the household...and so much more.
We will ensure we communicate all transaction related items and considerations as quickly as possible. Documents and decisions are needed in a timely manner from the parties to the transaction. We will make sure you know the deadlines and decision points at all times. We will communicate both the good things and potential "sticking points" (both technical and emotional) in a timely manner. We know the expectations in a transaction, but as personalities, organizations and regulations differ, sometimes those may shift. We will communicate and resolve any change as quickly as we know of them.
Once we get to know each other, and we have a better sense of what you are looking for, it can make the process much easier on the buyer side. Sometimes, you may not have the time to look at a home, but you may still be interested. If we think it may be a fit, we can go preview the home and give you preliminary thoughts, potentially ruling it out...or potentially finding your new home.
From a seller standpoint, you may have those last 3 bags of clothes that need to be donated before you list, but don't have time to take them. We have been known to help out with things like that and many others.

As with all things in life, there are needs and wants; real estate is no difference. Our goal is to fill as many of the "wants" as we can, while ensuring all of the "needs" are met.
A very important step no matter which side of the transaction you find yourself. We are with you every step of the way in this process. Whether it is helping find a lender, or helping determine presentation of your home for sale (staging, lighting, curb presentation, de-cluttering, etc.), our partnership grows much closer during this step.
This is often a fun part for buyers; there are a lot of new and exciting things to think and dream about. For sellers, this can often be a stressful time, as it can be quite disrupting to day-to-day life. Whether it is removing pets, or making sure there are fresh vacuum lines for potential buyers, we are here to support in wherever way we can.
